Dear Senior Property Tax Exemption Applicant:
The constitutional amendment providing for a Homestead Exemption for qualifying senior citizens was passed by voters in November 2000. For those who qualify, the exemption exempts 50% of a portion of the actual value of the property from property taxes. The portion of actual value to which the 50% exemption applies is determined by the State Legislature. Currently 50% of the first $200,000 of actual value is exempt.
You only have to apply once. The exemption automatically carries over from year to year. (as long as nothing changes in the ownership or occupancy) Please call us if there is a chnage in ownership/occupancy at 303 271-8629.
Most applicants will only be required to complete the "Short Form". I hope you find this form straightforward and simple to fill out.
In some limited instances you may be required to fill out the "Long Form" application.
The "Long Form" was specifically created for persons falling into the following categories:
- The applicant or spouse holds title to their property in a trust for estate planning purposes;
- The applicant is the surviving spouse of a previously qualified applicant;
- The applicant is confined to a nursing home; or
- The applicant fails to meet the ten-year occupancy test because the government condemned their home in eminent domain proceedings.
Please note the deadline for filing your Senior Property Tax Exemption application is July 15 of the first year for which you are seeking exemption.
