The 2008 Valuation of Real Property

The 2008 Current Actual Value for tax purposes will not change from the 2007 value, unless there has been new construction or demolition. This 2007 Current Year Actual Value was determined using the required June 30, 2006 appraisal date. Under Colorado law, the Assessor only changes the value of existing properties in odd-numbered years. The next time real property will be revalued is in 2009 for taxes due in 2010. In the 2009 revaluation, we will pick up changes in value from June 30, 2006 through June 30, 2008. Again, State law requires that we use the June 30, 2008 level of value in 2009.

While some property in Jefferson County is worth less today than it was on June 30, 2006, the Assessor's office cannot recognize that change until the 2009 revaluation because of State laws regarding valuation for property tax purposes.
