- I'm considering building a new house in the mountains, how much property do I need to install an septic system and well? It depends on the zoning of the area and when the lot was subdivided. Please refer to the following chart:

- Who can design my septic system?
Only registered professional engineers can design septic systems installed in Jefferson County.
- Do you have a list of engineers?
Yes, we have a list of registered professional engineers who have done work with the Department in the past. However, the Department does not recommend any particular engineering firm.
- Can I install my own system?
Yes, however you must demonstrate your knowledge of the Individual Sewage Disposal System Regulations to the satisfaction of the inspector. You will be responsible for complying with all applicable requirements of the Regulations including assurance that all required inspections are scheduled with, and performed by, this Department. All terms and conditions of the permit must also be complied with.
- How do I obtain a permit to replace/install a septic system?
You will need to obtain an engineered design from a registered professional engineer and then submit an application for a permit. Normally, it will take 14 working days to process your application. Jefferson County Application for ISDS Permit.
- What are the fees for a septic system permit?
For a new system, repair of an existing system or addition to a system, the fee is $1,000. For a tank replacement only the fee is $500 and the fee for a renewal is $250.
- What are the fees for a variance application?
The fee for a variance is the same as a standard system application, $1,000.
- What do I need to do to get a variance?
First determine if you need a variance by discussing it with us. Variances are generally required for building sites that do not meet the minimum lot size. If you do, you would need to make an application for the proposed system variance including an engineering design, a hardship statement, an affidavit and neighboring property owner information. Deadlines for receipt of variance applications are the first working day of the month, at 9:00 a.m. for the following months hearing (e.g., February 1st for the March Hearing). Hearings are held the third Tuesday of every month in Hearing Room #2 in the Jefferson County Courts and Administration Building. Form 200-Jefferson County ISDS Variance Application.
- What if I want a septic system for a business or commercial facility?
The procedure is much the same obtaining a variance, including the public hearing. The application form will provide additional details. The fee is $1,000.
- How often do I pump my septic tank?
We recommend an annual inspection and pumping when necessary.
- I need to know the location and size of my septic system, how many bedrooms my system is built for, or other general septic records?
Depending on the age of your system we may have records of this type filed in this Department. We can look up these records by the legal description of the property.
- There is a failing septic in my neighborhood. Could you please investigate this situation?
We do investigate failing systems; we need the street address of the site in order to do so.
- A brown liquid is bubbling out of my garden; can you identify this substance?
We can look at this to try and determine its source.
- What is an advanced treatment system?
A system that uses a filter to provide additional treatment. Advanced treatment systems are typically required on small lots, commercial systems and in environmentally sensitive areas.
