Draft Land Use recommendations for the Conifer Area are now available! Staff split Conifer into four areas for ease of mapping. The areas are Turkey Creek (North Turkey Creek and 285 and Homestead Area), Aspen Park-Conifer (along 285 from South Turkey Creek to Shaffers Crossing), Eastern Conifer (areas east of 285 around Foxton Road and South Deer Creek Road), and Pine-Buffalo Creek (Pine Junction, Pine Grove and Buffalo Creek). All of those maps can be found below under Maps; the title starts with “Draft Land Use Recommendations”. We also updated the Aspen Park-Conifer Activity Center and Pine Junction Activity Center maps based on comments received. Those maps are under Village Centers. Draft chapters have also been created. Staff has proposed modifications to the existing Village Centers chapter and the Housing chapter. These chapters will be combined into the Land Use Chapter and there is a document outlining the new policies that will be in that chapter, in addition to the Village Centers and Housing language. About this Update On December 12, 2012, the Jefferson County Planning Commission adopted an update to the Jefferson County Comprehensive Master Plan (CMP). This plan contains general policies that apply to development anywhere in unincorporated Jefferson County. Currently, Planning and Zoning is incorporating the community plans into the Comprehensive Master Plan. Plans recently updated and incorporated into the master plan include the North Plains, Central Plains, South Plains, North Mountains, Central Mountains, and Indian Hills Area Plans. The next plans to be updated include the Evergreen Area and Conifer/285 Community Plans. Please go to the main Plan and Regulation Updates page for more information on the Conifer/285 update. The Conifer/285 Corridor Area Community Plan Update is in the preliminary information gathering stage. Staff has been creating stakeholders lists, timelines and maps. In the near future, staff will be evaluating the existing and currently recommended future land uses in the area to determine whether there are areas of potential change. Staff will then hold community meetings to discuss the land use maps and existing plan policies. Meeting dates will be posted on this website and notification will be sent or emailed to people who sign up for community plan updates.
