Summary Housing Density Chart Amendment
It was brought to staff?s attention several years ago that the Summary Housing Density Chart (housing chart) did not accurately reflect all of the policies in the Conifer/285 Corridor Area Community Plan (The Plan). Initially, staff did not feel it was necessary to update the Housing Chart, because it is a graphic representation of the policies and if there is any conflict between the two, the policies take precedent. However, after further consideration it was decided that the Housing Chart should be updated, so that it was not misleading to citizens and developers that used the chart to determine density recommendations.
A hearing before the Planning Commission will be held at 6:15 p.m. on October 1, 2008 in Hearing Room One at the Jefferson County Administration and Courts Building, 100 Jefferson County Parkway, Golden.
In June 2008, Jefferson County staff created a revised housing chart that reflected the policies and presented that chart to the Plan?s Coordinating Committee in July 2008. The Coordinating Committee was the oversight committee that worked on the update to the 1987 Conifer/285 Corridor Area Community Plan. They reviewed all of the recommendations from the various subcommittees and incorporated those into the larger plan document. Staff felt the subcommittee was the best committee to involve because they were the last people to see the chapters and policies prior to the chart being created by staff.
The coordinating committee discussed the revised housing chart and modified it to meet their intent of the chart. There were also some changes to the language in the plan needed to clarify the chart. The resulting chart and language changes can be found below.

Only changes regarding the Housing Chart will be considered at the Planning Commission hearing. Since the Housing Chart update is a clarification of the policies in the Plan, Staff felt an abbreviated amendment process was appropriate.
